What is the most important thing when planning a renovation?
It is important that both the client and contractor be on the same page. The most important thing is to discuss a budget and timelines need to be agreed upon by everyone. A budget is very important for both parties to discuss because there are many varying factors that affect budget. The budget will greatly affect the options available to the client. The timeline is very important as well. We want you to be comfortable with your budget and your choices. We also want the timelines to be met so you are able to move forward with your new spaces, promptly.
What about permits?
Depending on the contract, permits may or may not be needed. If a permit is required, we will do the work necessary to gain all permits, handle all inspections and to make sure all work performed is to Code.
What is the most common problem Healthy Homes RCD has run across?
Unfortunately, the most common problem is deceptive contractors. Healthy Homes RCD has been to numerous jobsites that were left in shambles. It is all to often that people hire contractors that are not reliable and not trustworthy. This can lead to many problems. Firstly, it leaves the client’s largest investment at risk, as well as destroying the client’s trust. Secondly, it gives a bad name to contractors. Healthy Homes RCD is dedicated to restoring the trust with their clients. We strive to completely satisfy each and every client.
How can a client avoid being taken advantage of?
We have two words here CONTRACT and PAYMENTS. Healthy Homes RCD has also had many clients that worked with contractors with no contract, took money up front and then never returned. This is avoidable. The first thing is to make sure there is a contract signed by both parties. The second is to negotiate a payment schedule. The process with Healthy Homes RCD is that we first go over a budget with you, including what your ideas are and the options available to you according to your price point. We will then come to an agreement with you about the specific work that is needed to proceed. A payment schedule will pre-arranged and there will be a down payment required for materials. Once the work is completed to a predetermined point a predetermined payment will then be made. The final payment is due upon completion of the contract. These two steps protect everybody involved.
What is a change order?
A change order is a written contract that the client signs to authorize the contractor to complete additional work not included in the original contract. A change order may also be written when a contractor comes across any unforeseen circumstances. A change order is signed by both parties and payment is made upon completion of the change order contract.
What is LEED?
Leadership in Energy and Environmental Design (LEED) consists of a suite of rating systems for the design, construction and operation of high performance green buildings, homes, and neighborhoods.
LEED is a third-party certification program and an internationally accepted benchmark for the design, construction and operation of high performance green buildings. It provides building owners and operators the tools they need to have an immediate and measurable impact on their buildings’ performance. LEED promotes a whole-building approach to sustainability by recognizing performance in five key areas of human and environmental health:
- sustainable site development
- water efficiency
- energy efficiency
- materials selection
- indoor environmental quality
The Canadian rating systems are an adaptation of the US Green Building Council’s (USGBC) LEED Green Building Rating System, tailored specifically for Canadian climates, construction practices and regulations. The rating systems are adapted to the Canadian market through an inclusive process that engages stakeholders and experts representing the various sectors of the Canadian industry.
